John H. Capes, ALC, CCIM, President and CEO of VIP Realty Services, Inc., is a member of the National Association of REALTORS® with more than thirty years experience in real estate and finance. The National Association of REALTORS® awarded John the coveted CCIM (Certified Commercial Investment Member) designation in 1984. John is one of only 9,000 worldwide to hold this designation. John was also awarded the prestigious ALC (Accredited Land Consultant) designation in 1990. There is less than 1,100 ALC designates in the USA. The National Association of REALTORS® has total membership of over 1,256,000. John is one of the few REALTORS® in the world to hold both designations, and the only one in Georgia.
- Monitor expenses in relation to budget and utilize.
- Organize and oversee capital budgets for assigned properties.
- Assist budget preparation package for owner.
- Reconcile actual Operating Costs for previous year’s tenant billings and refund tenants for any overpayment or bill tenants for any deficiency in recovering operating expenses for property.
- Fully abstract all leases for input into pertinent information into MRI Based Accounting and Management system for bill and tracking purposes.
- Visit each tenant at least once a month.
- Prepare any and all reports requested by client.
- Monitor aging reports and respond to any delinquencies in accordance with the established policies.
- Attend monthly director/managers meetings.
- Review vendor contracts annually for competitiveness.
- Develop building safety/evacuation procedures and educate tenants.
- Inspect vacant areas, recommending and initiating action to improve marketability as indicated.
- Develop a schedule for regular building operational maintenance functions and audit for performance.
- Observe the Quality Assurance Program and all other policy and procedures programs.

A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of 9,000 professionals across North America who hold the CCIM designation. Only 6 percent of the estimated 150,000 commercial real estate practitioners nationwide hold the CCIM designation.

And a good indicator of professionalism is membership in RLI, the REALTORS® Land Institute. ALC's are a part of the largest trade organization in the world and of the premiere land real estate organization, the REALTORS® Land Institute, which has been serving the nation's land real estate professionals and their clients for over 50 years.
The REALTORS® Land Institute is an affiliate of the over million-member National Association of REALTORS®.
